Waiting Until Spring to Sell? Read This First

Every fall, Buffalo sellers ask me the same question: should we just wait until spring? Sometimes the answer is yes. But “spring is better” is a slogan, not a strategy — and for a lot of houses, waiting costs more than it earns. The right answer depends on three things: your competition, your buyers, and your house.

Spring brings buyers — and every other seller

Yes, more buyers shop in spring. But every seller who waited is listing at the same time, which means your house is competing with all of them. A fall or winter listing faces a fraction of that competition — and the buyers who are out looking in November and December tend to be the serious ones: relocations, job changes, growing families, deadlines. Casual browsers wait for April. Buyers with a reason don’t.

Some houses are winter houses

If your home’s best features are outside — the garden, the pool, the big yard — spring genuinely can pay, because buyers will see it at its best. But if the house sells on its interior — the kitchen, the light, the layout, how warm and solid it feels on a cold day — winter hides nothing that matters. Snow on the roof worries nobody in Buffalo. A house that feels bright and tight in January photographs just fine.

Run the carrying math before you decide

Waiting five months is not free. Add up the mortgage, taxes, insurance, and heat between now and a spring closing, and hold that number against the extra you hope spring brings. Sometimes the hope wins. Often it doesn’t — and nobody can promise you a spring premium, because prices follow supply and demand in your neighborhood, not the calendar. What you can know, exactly, is what your house would bring today.

Spring isn’t a strategy. The right month is the one where your house has the least competition and the most serious buyers.

If you’re weighing it, start with the number everything else depends on: what your home is worth in this market, right now. I’ll run it from the actual recent sales near you — no obligation, and no spring sales pitch either way. Call me at 585-613-6168, or start with the home-value form below.
