Last week I spoke about two listings in the Elmwood Village. 684 went up Friday and was pending yesterday (Tuesday). Funny enough I was planning to go to the Brokers Open house yesterday.
By 2pm it was pending. Sold sign was out.
I’m a little bummed as I wanted to get inside to see the woodwork.
It’s fascinating that this house moved so quickly. There’s some very nice homes in this price range in 14222 that have been siting or seeing price reductions.
When the price ticks up over $400k it seems like buyer pool slims out in WNY.
250-350k can be hyper competitive still but those don’t exist in 14222.
The flip at 656 Auburn still appears to be available but offers were due today at 10am.
Much different houses with 656 being even closer to the corner of Auburn/Elmwood.
Obviously a great location for walkability and pretty central for the Elmwood Village.
It’ll be interesting to see if it goes pending in the coming days.
